Ya, it's kinda late in the year, but more important, with the great spot and plenty of food, I'm sure you already gots some snakes. Habitat + chow = snakes. If black rats can use your place then they're already there. They might use your attic as a hibernaculum also, wake up in the spring for easy food pickins', and then on to the romance right in your house. Had a gal from N.C. posted that exact scenario just last spring. After a couple weeks they left though and dispersed into the surrounding forest land. I wouldn't pay for them. Just let them live there when they find it. Meanwhile get some mouse traps. Rattle on! Rat.
