You've got the groundwork for a happy, healthy ig ahead of you. Plan on using the room for the ig regardless of size. Also, regardless of size, plan on purchasing/constructing a MINIMUM 6'x6'x3'enclosure in the room. Couple reasons for this. Free roaming an ig, in general, can be a challenge especially where UV exposure, heat, and humidity are concerned. If you get a little ig the enclosure will give it both a sense of security and at the same time limit it's roaming range to the controlled environment of the enclosure which means easier exposure to UV & proper heat and humidity. On top of that, you won't have to ig proof the room to make sure that there are no means of exit for a little ig. The number of stories I've heard about hatchlings crawling up into walls....
If you get a larger ig, you'll be able to use the enclosure again for proper atmosphere and control of the ig should you need to. Nothing says that you have to keep the doors closed on an enclosure - it's just nice to have the option if you need it.
For equipment, mercury vapor bulbs ($50-80), ultrasonic humidifiers ($40 +/-), and radiant heat panels ($70-100) controlled by temp controllers ($25-30) should be all that you *need* for "technical" equipment. The humidifiers can literally be plumbed to deliver humidity from the exterior of the enclosure so the unit itself is easy for you to access. It also won't get covered in ig poop which is always a plus. A Vicks brand unit can usually comfortably humidify a 10'x10' room so it can handle an enclosure with no problem at all. I used to hit 100% humidity at times in one of my enclosures overnight using just that unit. Of course, timers, power strips, litter pans should also be on the list.
